The Tracy real estate market has experienced a substantial increase in available homes for sale, rising by over 57.5% compared to this time last year. Pending sales have also surged, showing an increase of more than 31.8% year-over-year. Additionally, sold sales have climbed by 22.5% during the same period.

The market has been cooling over time, and prices have plateaued for a while. Despite the consistent decrease in MAI, we’re in the Seller’s zone. Watch for changes in MAI. If the MAI resumes its climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices.
